2026 Reassessment

OH NO!

The Town is doing a reassessment!  My taxes are going to go up!

First, a reassessment does not necessarily mean that your assessment or your taxes will increase. If your assessment does increase, it does not necessarily mean your taxes will increase.  A property’s assessment is supposed to reflect its market value. As market values increase or decrease and the assessments do not keep pace and reflect these changes, some property taxpayers could pay more than their fair share of taxes, while others may pay less than their fair share. Reassessments are intended to restore fairness within the community.

The amount of our tax bill is determined by the levy (budget).  The levies (budgets) are determined by the County, Town and School. In addition there are special districts, fire, ambulance, sewer and water included in our tax bill.  These special districts also need to be funded by tax collection.  The monies collected for the districts is for maintenance and repairs.  It is no secret to you or to me that everything is getting more expensive.

My job is to ensure that the pie is cut up fairly – that taxes are fairly distributed based on current market values. When a reassessment results in increased assessments due to rising property values, tax rates should go down proportionally. This is because the tax levy is now being distributed over a broader tax base. If tax rates go up or stay the same, it simply means that municipal and/or school budgets are going up.

This tab will be updated as the process moves along.  There will be public informational meetings.  The meeting schedule and locations will be posted.  We are hoping to have the first meeting in July 2025. If you have questions or concerns please don’t wait to reach out.  We are here to help.  Call the office 315-369-6880, email: tyuckel [at] townofwebbny.gov (tyuckel[at]townofwebbny[dot]gov), or stop in at 183 Park Ave Old Forge, NY 13420 we are in the office Monday thru Friday from 8am – 4pm.
